  • All customers must fulfill the following requirements to be eligible for a Home finance.
  • Must have a Computerized National Identity Card/NICOP.
  • Must be a resident of Pakistan/Non Resident Pakistani.
  • In addition to existing requirements, customers thumb impression(s) along with the borrower’s signature(s) on financing and recourse documents are required.
  • No finance transaction will be approved with more than 3 deviations. 
  • The appraisers on the approved panel will appraise property/land value. It will be at the appraiser’s discretion to judge the value of property/land.

Salaried Business
1-Clear CNIC copy of Applicant & Co-Applicant.
2- Two fresh Passport size Recent Photographs.
3- Current paid Utility bills (Home & Office).
4- Last 6 months salary slips Original or attested by HRD.
5- Salary Certificate Mentioning Name, CNIC #, Date of joining Permanent job Status & Gross Salary.
6- Last 12 Month Bank Statement (Up to Date).
1-Proprietorship Letter/Account Certificate Mentioning Name, CNIC#, Date 0f Ac Opening.
2- Partnership Deed (In case of partner).
3-Last Two year income Tax returns with NBP Receipts & NTN Certificate.
4- Professional Degree (For Self Employed Professionals only).
5- Article of Memorandum, Form A & Form-29 (last 3 years) SECP Attested (Incase Pvt Ltd).
6- JS BANK Application form, CF 1 Undertaking duly signed and summary Box.

Associated Charges

  1. Processing Fees Rs. 1,500 + FED (With Application Form - non-refundable) Rs. 13,500 + FED (paid at stage 2).

  5. Prepayment Charges - BTF to Other Banks 6% of the outstanding principal.

Payment Charges - Full Settlement

  1. 1st Year 6% of the outstanding principal.

  3. 3rd Year 4% of the outstanding principal. 
  4. 4th Year 3% of the outstanding principal.
  5. 5th Year 2% of the outstanding principal.
  6. 6th Year Onwards 1% of the outstanding principal 7th Year Onwards NIL.

Income Estimation At Actual 

  1. Late Payment Fee Rs. 1,700/- per instance. 
  2. Cheque Return Charges Rs. 1,200/- per returned cheque. 
  3. Cash/Cheque Collection Charges Cash Pickup : Rs. 2,000/- and Cheque Pickup Rs.1,000/- Chartered accountant charges for liability establishment for Sec 15 At Actual (Maximum Rs. 250,000/- per instance).
  4. Balloon Payment/Partial Settlement, Once in a Year (Max 25% Outstanding amount).
  5. AIP (Approval In Principal) / Offer Letter Reissuance 1st Year 4.25% and thereafter 3.5% of the payment 50% applicable Processing Fees (as per customer segment) will be charged at the time of regular facility processing.
